• • Manage procurement for luxury interior and fit out projects, including bespoke furniture, FF&E, and premium material sourcing.

• • Coordinate with designers, project managers, and suppliers to ensure all materials meet design specifications and project timelines.

• • Handle vendor sourcing, negotiation, and purchase order management for both local and international suppliers

• • Maintain strong supplier relationships and track procurement KPIs for management reporting.

• • Strong knowledge of luxury interior materials and finishes including wood veneers, metals, marble, fabrics, upholstery, glass, and custom coatings.

• • Review BOQs, drawings, and material schedules to prepare accurate procurement packages.

• • Evaluate quality, durability, and suitability of materials such as wood, metal, marble, fabrics, upholstery, lighting, and specialty finishes.

• • Conduct supplier evaluations based on pricing, quality, delivery, and reliability.

• • Inspect delivered materials for defects, accuracy, and compliance with approved specifications.

• • Maintain procurement within project budgets by optimizing supplier selection and negotiating competitive prices.

• • Manage full sample lifecycle: request, follow-up, receipt, labelling, and presentation.

• • Ensure all samples meet technical, aesthetic, and quality requirements before approval.

• • Verify compatibility of materials with project requirements (fire rating, sustainability, durability).

• • Identify and evaluate potential suppliers and vendors

• • Negotiate contracts, prices and terms with suppliers

• • Develop and implement procurement plans to meet business needs

• • Create and manage purchase orders, ensuring accuracy and completeness

• • Track and expedite orders as needed

• • Develop and maintain relationship with suppliers

• • Monitor supplier performance, quality and delivery

• • Analyse procurement data to identify opportunity for cost saving

• • Implement cost savings initiatives and track results

• • Identify and implement process improvements to increase efficiency

• • Work closely with internal stakeholders including project managers, engineers and finance teams

• • Communicate effectively with suppliers, vendors and other external parties

• • Collaborate with the procurement team to achieve department goals

• • Analyse procurement data to identify trends, opportunities and challenges

• • Proficiency in using procurement software such as e-sourcing tools, contacting management system and spend analysis software

• • Knowledge of contract management principles, including contract drafting, negotiation and administration

Project & Technical Coordination

Drawing Reviews: Review and coordinate architectural floor plans, detailed MEP (Mechanical, Electrical, Plumbing) services, and custom joinery workshop drawings. Cross-Functional Alignment: Ensure on-site execution aligns fully with designer specifications and client expectations. Documentation Flows: Manage technical Request for Information (RFI) submissions, construction method statements, and structural site variations.2. Procurement & Material Tracking Submittal Control: Coordinate with procurement teams to submit physical material boards (textiles, marble lots, paint finishes) for prompt client approval. Lead-Time Management: Track order statuses for bespoke FF&E (Furniture, Fixtures, and Equipment) to align production schedules with on-site milestones. Quantity Support: Assist estimators with quantity take-offs and compile initial Bills of Quantities (BOQ) during variation analysis.
